Style the bathroom for a viewing: a spa feel without renovating
You can't refurnish a bathroom — but you can style it. How to get a spa feel in the bathroom photos: towels, details, a tidy-up and the limits of honesty.

Bathrooms are the most expensive room to renovate — and therefore the room buyers scrutinise hardest. The tiles and the porcelain are what they are; they should be shown honestly. But around the fixed parts there's a layer that makes an enormous difference in the photo: the details. Hotels have made a science of it, and their formula is there to borrow.
The spa formula
- Fresh towels in white or light grey, folded or rolled — never used in the photo
- Everything personal out of sight: toothbrushes, razors, half-empty bottles
- Max three details on show: a soap pump, a scented candle, a small plant (eucalyptus loves bathrooms)
- A wooden stool or basket if there's room — natural materials warm up the tiles
- Shower curtain: new or gone

Bathrooms are small and shiny — shoot from the doorway, keep the camera level and watch for mirror reflections (you shouldn't be in the photo). Wipe every surface clean; water marks show up brutally in photos.
What digital styling may — and may not — do
A digital tidy-up removes the toothbrushes, swaps the towels and adds the spa details afterwards. But the fixed is sacred: tiles, grout, porcelain and condition are shown exactly as they are. A worn bathroom should look worn in the listing — the price is set accordingly, and the buyer's trust is worth more than smarter grout.
