September and October are among the most active months on the housing market: the holidays are over, resolve is high and buyers are many. The challenge is the light — shorter days and greyer skies make property photography harder just when the listing needs it most. Here's how to turn autumn into an advantage.
Shoot in autumn's best window
- Shoot midday, 10am–2pm, when daylight is strongest
- A light grey day beats low autumn sun — even light without hard shadows
- Turn on every lamp as a complement — in autumn they add warmth rather than distract
- Have good summer photos of the balcony and view? Use them, and state when they were taken
Style for cosiness — autumn's emotional register
Autumn buyers unconsciously look for warmth: they want to see the throw on the sofa, the reading lamp lit, the snug. Where the summer listing sells air and light, the autumn listing sells security. Add textiles, warm tones and living details — physically or digitally.
Dark photos? Restyle instead of reshooting
If rooms came out dark and tired in the photo, it's often quicker to restyle digitally than to chase a new bright day: warmer furnishing and cosy details lift the impression — while the room's actual light conditions are kept exactly as they are. The honesty remains; the feeling improves.
Time the listing
Publish early in the week so the listing can gather interest for the weekend viewing. And put the effort into the lead photo — in autumn's crowded feed it's your only shop window.
