More and more people sell their home privately and save the agent's commission — often tens of thousands. What decides whether it works is rarely the legal side (there are services for that) but the presentation: private listings often feel private, and that lowers both interest and bidding. Here's how to close the gap to the agent's listing.
The difference shows in the photos
An agent's listing has professionally shot, staged photos. A typical private listing has phone photos with everyday life still in the rooms. That's the whole difference in perceived quality — and it can be eliminated without a photographer.
The workflow that gives an agent feel
1. Photograph systematically
Daylight, chest height, level camera, two or three angles per room. Count on an hour for a normal apartment.
2. Stage the photos digitally
Make beds, clear surfaces, furnish empty rooms, give tired rooms a light, neutral style. This is exactly what the agent's stylist would have done — digitally it costs a few cents per image instead of tens of thousands.
3. Label it and be transparent
State that photos are digitally staged and keep the originals available. As a private seller, trust is your hard currency — transparency costs nothing and builds everything.
4. Order the photos like a pro
Best room first, then kitchen, living room, bedrooms, bathroom, patio, floor plan. The façade last.
What to spend the saved money on
Treat the listing to what the agent would have billed a fraction of: a professional floor plan, a cleaning company the day before the viewing — and an hour of digital styling of the photos. Total cost under a hundred euros; the difference in bidding potentially far larger.
