Home staging is the art of preparing a property for sale so it appeals to as many buyers as possible. The term comes from the US real-estate market and covers everything from furnishing and lighting to depersonalisation and the presentation of the photos. The goal is simple: more interested buyers, a faster deal and, ultimately, a higher final price.

What home staging actually involves

  • Depersonalisation: family photos and personal objects are removed so the buyer can move in mentally
  • Furnishing and styling: rooms are shown with a clear function and a broadly appealing style
  • Freshening up the details: textiles, plants, order and surfaces
  • Light and photography: the home is shot in its best light — the listing photos ARE the marketing

Does it work?

The industry's experience is consistent: staged homes get more clicks in the listing feed, more visits at the viewing and shorter selling times. The logic is simple — buying a home is an emotional decision, and staging translates square metres into feeling. That's why virtually every premium listing is staged.

The two methods: physical and virtual

Physical staging furnishes the property for real — stylist, furniture rental, transport. Virtual staging does the same thing digitally in the listing photos, in minutes and at a fraction of the cost. The methods don't compete: virtual lifts the listing (where every buyer starts), physical lifts the viewing.

What does home staging cost?

Physical styling of a normal home often costs SEK 10,000–30,000 (roughly €900–2,700). Virtual staging starts at a few cents per image. Which level is right depends on the property — but the listing photos should always be staged, because they're what everyone sees.
